What Calgary Realtors Actually Want Clean Before Photos

If your realtor has told you to "just make sure it's clean," that advice is not enough. Listing photos decide whether a buyer books a showing or scrolls past. I've cleaned a lot of homes in Calgary, Airdrie, and Chestermere right before the photographer shows up, and the realtors who get top dollar are very specific about what they want done first.

Here's what that looks like in practice, and the order that makes sense when you're still living in the house during the process.

Start With the Rooms That Photograph Worst When Dirty

Not every room carries equal weight in listing photos. Realtors in Calgary consistently push hardest on these four areas:

1. The Kitchen

Buyers zoom into listing photos. Grease on the range hood, smudges on stainless appliances, and rings inside the sink are the first things they notice. Clean the inside of the microwave, degrease the stovetop, wipe cabinet fronts top to bottom, and polish every appliance until you can see your reflection. Pull the fridge out and clean the coil vent at the bottom. It takes twenty minutes and buyers notice the difference even in a photo.

2. Primary Bathroom

Soap scum on glass shower doors photographs like a film of grey. Realtors hate it. Use a proper descaler, not just a spray and wipe. Regrout or use a grout pen on any visibly dark grout lines. Replace the toilet seat if it's stained. Fold the towels like a hotel. Clear the countertop completely, every product goes under the sink or into a bin for photo day.

3. Windows and Glass

Natural light sells Calgary homes, especially from September through March when buyers know how dark winters get. Dirty windows cut that light by a visible amount. Clean both sides, wipe the frames and sills, and do it two to three days before photos so there's no risk of streaking showing up in the images.

4. Floors and Baseboards

Wide-angle lenses love floors. Any sticky patch, pet hair, or scuff mark is exaggerated in a photo. Mop hard floors twice if needed and get a professional carpet clean done at least 48 hours before photos so everything has time to dry and any chemical smell has time to clear out.

The Right Order When You're Still Living There

This is where most people go wrong. They clean everything at once, then their family lives in it for a week before photos and it's back to square one. Here's a realistic order that works:

  • Two to three weeks out: Declutter aggressively. Rent a storage pod if you need to. Fewer things in the house means less to clean and better photos. Donate, throw out, or box up anything you won't need before moving day.
  • One week out: Book a deep clean. This is when you want professionals to go through the home top to bottom, including inside appliances, inside cupboards, and all the detail work like light switch plates and door handles. A deep cleaning at this stage resets the whole house.
  • Three to four days out: Clean windows. Do this after the deep clean so you're not re-dirtying frames that were just wiped down.
  • The day before photos: A quick touch-up pass. Wipe the kitchen counters, re-fold towels, vacuum, and mop. This is a 45-minute job if the deep clean was done properly the week before.
  • Photo morning: Open all the blinds, turn on all the lights, put a new roll of toilet paper out, and leave the house. Let the photographer work.

What Drives the Cost of a Pre-Listing Clean

I get asked about this a lot. The main factors are the size of the home, how long since it had a thorough clean, whether pets have been living there, and whether you need inside appliances done. A four-bedroom home in Okotoks that hasn't had a deep clean in two years takes significantly more time than a tidy two-bedroom condo in Calgary's inner city. A Note on Move-Out Cleans

If you're doing a move-out clean after possession, that's a different scope entirely. Buyers in Cochrane and Calgary often request that the home be professionally cleaned as a condition of the offer. A move-out clean covers everything the pre-listing clean does, plus inside all cabinets, closets, and the full inside of every appliance since the furniture is gone and access is easy.

One Thing Realtors Mention Every Time

Smell. You can't photograph it but buyers notice it within three seconds of walking through the door. Pets, cooking odours, and moisture in older basements are the most common issues I see in Calgary homes. A thorough deep clean removes most of it. If there's a persistent smell after cleaning, that's a separate conversation worth having with your realtor before you list.
